Grade II Mill Home Renovation, Lake District.

The brief for this project was to restore and enhance the integrity of a Grade II Listed Mill, delivering 21st-century amenities and home comforts. The mill and its original waterwheel have documentation noting various uses dating back to 1300. The previous conversion was poorly conceived, which didn't suit modern living. We took a radical approach prioritising preservation and restoration fusing contemporary and industrial materials. the build process involved significant restructuring and re-serving of the mill, we introduced a complicated solution of concealed steelwork and structural timber framing, replacing timbers that had deteriorated with age. Overall opening up the living spaces and improved the flow of the layout. Sensitive interventions were crucial, white plasterwork was selected to highlight historical and new features. Stone and Oak Floors pair with Oak beams and doors and with rustic timber cladding to further compliment a neutral palette. Two new wings added striking architectural detail, orienting the property to maximise the beautiful views across the millpond and beyond. The project also included a full landscaping restoration and ecological enhancement, of planting schemes, encouraging wildlife, and biodiversity on land and under water to flourish. The restoration of the Mill allowed for the installation of modern-day technology. a dedicated plant room housed control systems including, a comprehensive CCTV setup, lighting control, sound system, ventilation system and audio visual equipment. We obtained all consents for the works required and took on the management of all contracts for specialist trades. The end result is an Interior and Exterior that embraces raw, natural materials. Marrying industrial rustic style with luxurious home comforts. The old and new are seamlessly merged with beautiful symmetry meaning existing features can be enjoyed and protected. Overall a warm, and welcoming atmosphere was created across the three floors of the five bedroom home.
