Renovation of 2-bedroom basement flat , Earls Court

Our clients approached us to help transform their 2 bedroom basement flat into a fresh and inviting space with the intention to sell the property in the coming years. One of the main issues was significant damp throughout. The below-pavement study room had damp that was evident on both ceiling and floors, and the kitchen finishes had considerable moisture damage due to water ingress from the outside pipework, as well as lateral moisture where the property is below ground-level. 

 

As well as arranging repairs for the external leaks, we engaged damp proofing specialists to resolve the damp issues in the flat. A Newton tanking system was installed along with new floor slab and sump chamber. In the kitchen waterproof render was applied to the walls to protect against future rising damp. 

 

With storage at a premium, we proposed a design to transform a generous ensuite into two spaces - a refined ensuite and a practical dressing room. The ensuite was transformed into a modern space featuring a shower-bath, elegant white and teal tiles with stylish gunmetal tapware. Adjacent, the new dressing room is a functional area for clothing and accessories. 

The main bedroom was replastered as required with the addition of new soundproofing and wood flooring to match with the existing hallway floors. We designed bespoke joinery with a clean-lined finish to add an efficient and practical storage space. 

 

The kitchen was renewed into a bright and contemporary space, featuring new cabinetry, a quooker tap, refined splashback, wood-look shelving, sleek ironmongery and tasteful lighting. 

 

To complement our clients’ artwork collection and maximise the sense of light, we applied a consistent colour palette of warm neutrals, with satin brass details. Combined with the new practical design in the flat, the result is a fresh and sophisticated home.
