Victorian villa complete refurbishment

A derelict Victorian station master’s house transformed into the forever home of a family of six. The clients’ wish list was ambitious and their £700,000 budget, by their own admission, optimistic. Before an architect had even been appointed, Kate brought a structural engineer, quantity surveyor and the clients’ preferred contractor to site to cost the ambition honestly: £2–2.3 million. The clients raised their budget with clear eyes, before a single design fee had been spent. Two and a half years and fifteen simultaneous trades later: a swimming pool, a 100 sq m basement, two extensions, five bathrooms and a full clean-energy solution. Final cost £2.2 million — almost exactly the estimate from that first meeting in the overgrown garden.

In this gorgeous room we combined bespoke furniture, some fabulous lights from Porta Romana and inherited antiques. We used the same base colour palette throughout the house, giving it some depth in this room to give it more of a cocooning feel as an evening adult space
We extended to the rear and side of this Victorian property and created an L shape kitchen, dining room, living space which is configurable for the client's preference for large scale entertaining - particularly in the summer when the entire back wall can be pushed aside to create a huge indoor / outdoor social space. Yet, on a day to day basis, it is a great space for family living.
We continued a bespoke parquet floor into this cute little downstairs loo. The client had this rather lovely antique gilded mirror and we chose an interesting piece of stone, keeping the basin and wall hung vanity very simple yet stylish.
This master suite is the pinnacle of elegance. With a rich velvet pile carpet, a couple of stunning pieces of antique furniture, silk fabrics and wallpaper from Zoffany it's a very comfortable, grown up bedroom.We chose a very elegant bath for the master en suite, had curved alcove basin vanity units made to mirror the sinuous nature of the bath and had hand blown glass pendants made for both bedroom and bathroom.
Who knew a piece of music could be a brief for a fun kids room. We squeezed in 2 bunk beds, 1 additional pull-out truckle bed, ample storage for clothes, a special store for stuffed toys, climbing wall, play platform and access to a secret 'fairy woodland' in the loft space up a hidden ladder.Hats off to the carpenter with whom we developed this idea as he really brought the client's vision to life!
In a conservation area, we had to maintain roofline with adjacent properties but still had plenty of scope with Planning to alter rear, side, top floor accommodation.
