Victorian villa complete refurbishment

A derelict Victorian station master’s house transformed into the forever home of a family of six. The clients’ wish list was ambitious and their £700,000 budget, by their own admission, optimistic. Before an architect had even been appointed, Kate brought a structural engineer, quantity surveyor and the clients’ preferred contractor to site to cost the ambition honestly: £2–2.3 million. The clients raised their budget with clear eyes, before a single design fee had been spent. Two and a half years and fifteen simultaneous trades later: a swimming pool, a 100 sq m basement, two extensions, five bathrooms and a full clean-energy solution. Final cost £2.2 million — almost exactly the estimate from that first meeting in the overgrown garden.
